I'm not sure the ND (Not Deceived) part carries over well . . . so many folks don't know the story & the guy who said the all of us at the original RR board were deceived hasn't been around in years. Chat Central was all I could think of, besides "Chat Stew" and I'm sure that phrase is copyrighted. :lol But, we can always get a mod to change the title for us, I'll bet! :nod Posted Image |

Ah man Cathy! I just prayed for you. I'll check out your prayer thread as well. I tried to take a pic of Venus transiting accross the sun.... I of course can't look at the sun and I forgot about it so didn't have the speical goggles. I just aimed the camera and clicked and checked. But when I did get the sun in the center the best I got was a yellow ball. No spot. No matter how I set the ISO or other settings. :( So I'm "watching" it on the live stream on the weather channel http://www.weather.com/news/venus-skywatchers-20120605 Looks like my neighbor is selling his house. I think I told this story - when I had fence damange I talked to him and he's the guy who bought it as a hud home, turned the water on and flooded the place and hud would do nothing? He didn't pay the mortgage for about 6 months and almost foreclosed and was trying to work with the bank. If he got back on his feet he was going to re-landscape the backyard. Now it looks like he may be trying to get out of the house falling into forecloser. Because I believe that red sign I saw was a real estate sign. I didn't walk up to it and it wasn't an obvious company (like remax) but it sure looks like a realitor sign with a big phone number on it. Pray that I get a good neighbor. I found some smoked salmon strips for a decent price at costco so right now dinner is consisting of crackers with spreadable cheese with the salmon on top - and mead (honey wine). Did you know you can MAKE mead? I think I may try that. There is one simple way that doesn't involve all the extra stuff. Just a bottle of spring water, honey, an orange, yeast and raisons (to help feed the yeast). Oh and a balloon. Sharon, let me explain a little bit about HUD homes. Did your neighbor flood the house before the sale closed & he owned, like did it happen while he was having a home inspection performed? If yes, there are 2 things to consider: 1) All HUD homes are sold "as is", no repairs are offered or made. and 2) he's lucky HUD didn't cancel his contract & want some payment for damages to the house, if there were any. And if he did it then, why did he go through with buying it? A buyer can back out of the deal if they find there are too many repairs needed. If no, then I'm guessing he didn't have a home inspection performed and the flood occurred after he'd closed the sale. In that case, no, HUD still didn't owe him any repairs because all HUD homes are sold "as is", with no repairs. What I would wonder is this: 1) did his Realtor explain to him that HUD makes no repairs and sells all homes in "as is" condition?, and 2) did he see any reports HUD had on hand from their field service companies that would have told him whether the plumbing appeared functional and would hold pressure, or if it was known that there were broken pipes in the house & so water could not be turned on prior to locating them? If he didn't see any reports, that's the Realtor's fault. If he had the property condition report, and it said the plumbing was ok, HUD still wouldn't make repairs, although he could have complained royally about the inaccuracy of the report he'd seen. How long was the water on before the house was flooded? He should have been quicker to turn the water back off so that there was a "minimal" flood that could be cleaned up without a lot of trouble. In his defense, your neighbor may have had a Realtor who wasn't too familiar with selling HUD homes (and so shouldn't have been selling them), and that Realtor may not have told your neighbor all that he needed to know to make an informed decision about whether to buy the house. If he had a bad or un-knowledgeable Realtor, that's really sad. He might have had grounds at the time to file a complaint against that Realtor both with the state r.e. commission and with HUD. I'm really questioning the neighbor's story (though not your report of it) because I'm contracted to list and sell HUD homes. Y'know, how much of a flood did he have? Why didn't he turn the water right back off? Plus, the above questions. (His story is a little fishy, from where I stand because I've been in the current HUD program for nearly 2 years, and I was familiar with HUD's previous system because I bought HUD homes as investment properties.) :shrug Why did the neighbor not pay his mortgage for 6 months? That should have nothing to do with the house having a leak or leaks when he bought it. |

Barb - I guess you don't recall the story. I mentioned it on here a few months ago when my fence was damaged. I talked to the neighbor because technatly he should pay half to fix the damage, but as it was only 200 to fix I didn't care. At the time he told me a sob story of how he bought the home as a hud home and then AFTER CLOSING when the water was turned on the house flooded. It wasn't his fault - their was faulty/old plumbing. It cost him 20-30k to fix and hud wouldn't do anything. We had a discusion about inspections at the time - he never told me if he had the home inspected. Remeber? I said I would never buy a home without making sure the water worked first and would have asked for it to be turned on prior to closing. He didn't pay the mortgage out of him being upset that no one would settle with him- I think he wanted money from hud or the mortgage company? :shrug I dont recall now - but he did it purly out of anger and that was his fault. All I know now is it's water under the bridge so to speak (no pun intended) as he clearly intends to sell it. there is a Keller Williams sign up in the yard. Heather: Congrats! You know I wish I was a better writer. I have SO many ideas for short fiction I just can't write at a pro level. Kathy: I'm on FB but I don't do much more then game. I met my parent's new dog today. She likes to hide her toys. Though the "keys" (big plastic key ring with three giant keys on it) were acctually in the corner of the porch - I don't know how my mom missed them. She (the dog) loves to growl and bark at her toys! I've never seen a dog do that without human interaction. She's a total goof. She also looks too "cobby" to be a lab. Her ears are shorter and her fur is different. I know she's mixed with something else but of course no one knows what! |

Sharon, I remembered the gist of the story with your neighbor. It's pitiful that he ended up in such a mess. Your parents' new dog sounds like a lot of fun! I hope you'll post some pictures for us! :): Pets make the world go 'round! |

We had our house inspected, but the guys who came out to fix the bathroom were pretty disgusted they cleared it for sale. I do know that it's God's house, and He will take care of it. We just need to keep it maintained. Remember when I talked about how I had to write a letter to the neighbor because his kids were using my yard as a playground? They were screaming and running around in my yard, without permission. His older boy was making very rude comments about me, where I could hear him. Well, I had a squirrel problem in the attic this year, and had bought some vent covers, but neither Ron or I could get them put up. I had asked Pete (the guy who fixed our bathroom) if he'd help. He said sure. Now, the north side of my house is actually the property line. So, I have to go in the neighbor's backyard to access the side of my house. I didn't see any cars in the driveway, and his wife won't answer the door if I knock. We went in the yard, realized they had TRASHED my siding, and put up the vent covers. We were talking at regular volume while we worked, me, horrified at the siding trouble, etc. Pete kept exclaiming about the broken windows and Houston property lines. A lot of "This is wrong!" and "What did they do to my house?" His car wasn't there, so I assumed we were alone. After we left their yard (we put everything back), we went around in the back of my house (my property). I saw the neighbor come out and look at the side of my house, and moving things around. It was apparent from his body language, he was upset we went in the yard, but we had a right to do so and I didn't know he was home (his wife does the "no speak english" routine and ignores me if I knock on their door). Today, when we left, I noticed, not only had he closed the gate, but he put a huge garbage can in front of it, too. I guess he knows what it's like to have people running around in your yard without permission! |

Oh, my goodness, Heather! :freaked On the one hand, happy to hear he didn't come out and verbally assault you but on the other hand, I'm wondering why he didn't come out & offer to help with the siding project (a little $ contribution would have been appropriate; a $$ contribution would have been really deserved). Even if you had said you didn't think he needed to pay, at least it would have been a sign that he wanted to do some fence mending. That free 2-hr continuing ed class was geared more toward lenders than Realtors, but that's okay - the state is giving up credit or attending. Now I only need 3 more classes and I can renew my license. :): |

A job opening in town, please-please-please pray! :pray I dropped a resume with them last week, but that was before they had the job opening. It's actually kind of a funny story. I dropped the resume off and went back to the car. As we were backing up to leave the parking space, a girl from the office came running out to speak with me. She wanted to ask me about my most recent job and if it was a good place to work. She said she asked because she'd rather do assisting than front office. :laugh Of course, I said very good things about the office (that had just fired me). Jim had started to speak as well, but less complimentary. As we drove away I gave him my "look" and told him to keep quiet. Yes, It's odd that she chased us out to ask about applying at my former office BUT FOR HEAVEN'S SAKE, TALK IT UP. Then, she will apply over there and maybe take my old job and she'll leave an opening at the new office that I can apply for! Looks like maybe that's what happened? I called them this morning to remind them that I had left a resume last week and that I have extensive experience in both positions and look forward to hearing from them. I only got their voicemail (I believe that they are closed on Thursdays) but I am SO SO SO SO hopeful! I think I'll glue the phone to my hand so it's always nearby to catch any phone calls. PLEASE-PLEASE-PLEASE-PLEASE!!!! :pray I really REALLY need to start earning some money. It looks like we'll be able to eat (and feed the kid) all weekend long. But, have no idea where the rent money will come from. If I can only get a job and start working right away, we can maybe catch up before we get evicted. :pray |

Praying, Cathy. Barb, I can't get into his head. I see conflicting messages. On the one hand, they just bought a new SUV and a new truck. On the other hand, I found one of the "State Children's Health Program" renewal notices in my mailbox, for one of their children. I do know they just had baby #5, have 3 kids in diapers. I assume they can't afford it - they aren't fixing their own, broken windows. The kids, playing ball in their yard, broke 2 panels out of their 2 bay windows, and they just did the ghetto fix, taping up a garbage bag over the broken panels. If he can't fix his window, I doubt he can fix my siding. What I did, was ask Pete, if we paid for the siding, could he put it up. He said yes. So, we will get the siding to the house, I will paint it, and then he can put it up. That way, we only go in the yard, once, to put the siding up and touch up the screw holes. However, Pete has a full-time job and has already done LOADS to help us so I won't push. If we don't hear from him by the end of the month I might contact a handyman we know. It's been raining the last few days, and that freaks me out a little regarding the house, you can see the wood studs in the wall (they really ripped that siding off), and I worry about water/bugs/rot getting in. Then I remind myself God has this, and stop stressing. |
